Bushfire Zone Roof Issues

Protecting your biggest asset

The increased occurrence of bushfires is now part of everyday life in Australia. Protecting property in extreme conditions, where temperatures can exceed 1500 degrees celsius, is now possible with our Bushfire Resistant Roof System.

Our system has been extensively tested to meet and comply with Australian standards and the relevant building codes connected to building in bushfire prone regions.

What to look for in a bushfire roof system

During a bushfire emergency, ember attack from wind-driven embers is the greatest threat to property. Research of previous bushfire events has found that the most property loss has come from ember attack and not direct contact with flames or radiant heat. When choosing a bushfire roof system for your home, look for roof systems that are fully encapsulated from ember attack. Look for non-combustible, non-smouldering products.

bowsers-bushfire-2

In the event of an emergency, the homeowner or Fire Services may need to soak the roof area of a house. Although compliant for such an event, many roof systems will swell or deteriorate and possibly need replacing making for an inconvenient and expensive exercise.

Some bushfire roofing system designs are specifically for metal roofs, while others are more suitable for tiled finishes. When choosing a system, be aware of design limitations or alternatively select a system that is flexible enough to provide options for multiple finishes.

The Bowsers bushfire roof system is designed to meet all the criteria above

  • resists ember attack
  • maintains structural integrity when submersed
  • appropriate for both tiled and metal roof finishes

Stringent compliance requirements

The Australian standard for building in bushfire areas is AS3959. This is only a minimum standard of construction.

In NSW, compliance requirements are significantly more rigorous.

For Flame Zone areas in NSW (BAL FZ), the roof system must comply with AS1530.8.2 along with site specific development consent requirements as specified by the relevant council or Rural Fire Service.

It is important to note that Section 9 of AS3959 is not applicable in NSW, hence some systems designed to meet this standard will not comply with AS1530.8.2.

Regardless of qualifications, it can be confusing for any inexperienced professional to navigate the stringent requirements within NSW in conjunction with site specific requirements for a particular project.

Bowsers have dedicated technical staff with the relevant experience to provide support and advice to builders, specifiers, architects and owners. This support can assist:

  • understand system design requirements to attain certification
  • understand cost implications of attaining compliance
  • improve or reconfigure construction methodology to minimise cost and time while still attaining certification

Converting compliance into a practical building system

At Bowsers we are able to offer a fully compliant solution for all BAL levels in all States and territories.

Our solutions are backed up by offering an inspection compliance certificate of the installed system on completion.

For owner builders or home builders we offer a comprehensive installation manual which includes instructions, drawings and photos along with phone support of our technical team.

Safety, price and practicality

Our system offers an extremely cost effective solution compared to other less effective products whilst offering best in class compliance (AS1530.8.2) to the highest BAL rating.

Our system has zero timber/wood products in its manufacture and therefore is 100% non-combustible and non-smouldering.

The product is also impervious to moisture and drenching of water. In the event of the occupant or the Fire Services soaking the roof during a bushfire emergency our system maintains structural integrity and as such will not swell or deteriorate, hence will not need replacing. Our system will retain up to 95% of its physical strength after a major saturation.

Double or triple layered protection

Our fully encapsulated roof system is made from a cement bound matrix board that forms a monolithic core protecting the property.

This product is non-combustible, non-smouldering and cannot flame.

As wind-driven ember attack is seen as the greatest threat to property we offer double & triple layer protection to the vulnerable roof areas of eaves, hips and valleys to protect against wind-driven embers entering the roof space.

The photos below highlight the care we take to these areas:

In addition to the extra layers we coat joints with a polyurethane fire rated mastic sealant.

The polyurethane fire rated mastic (see photo) further protects from ember ingress.

System materials overview

The Bowsers bushfire roof system utilises a cement bound matrix board. This low energy environmentally friendly manufacturing process makes excellent boards that offer superior fire resistance and exemplary strength, robustness and performance.

bowsers-res-promatect

The board is not classified as a dangerous substance so therefore no special requirements are needed for installation. The boards can be worked with conventional powered woodworking equipment or hand tools. We do recommend using diamond tipped blades or hardened teeth on hand saws.
