This development was a multi storey, steel frame, residential and commercial construction being converted into a residential apartment complex.
As concrete formed part of the design detail at floor level, lightweight construction and the subsequent fire rating of services between levels within the build proved a challenge. In particular, mechanical ducts exiting fire rated risers on the top floor and exhausting through the roof above a lightweight fire rated ceiling was deemed non-compliant.
Bowsers devised a technical solution that achieved a two-way fire rating using a self-supporting application to the outside of the mechanical ducts without having to alter existing riser or ceiling structure. Bowsers was engaged at short notice to proceed and completed the scope within 8 days working in tight and difficult access locations within the ceiling space.
